When I write a contract for a buyer, I usually include home warranty insurance. In most cases, the seller pays for it, and it covers the buyer for a full year after closing. This type of insurance is different from homeowner’s insurance. It protects major systems and appliances inside the home, such as the air conditioning, water heater, and pool equipment.
I recently sat down with Mary Mendoza, Assistant Vice President at Fidelity Home Warranty, to talk about how home warranty insurance works. If something breaks after the buyer moves in, they can call for help 24 hours a day.
A technician will come out, assess the issue, and complete a covered repair or replacement. The homeowner pays a service fee, usually between $95 and $100, depending on the contract. After that, there are no extra costs for the repair if it is covered. Fidelity also offers plans with no dollar limits on air conditioning and pool systems, which adds real value.
I make sure home warranty insurance is written into almost every deal. It helps protect the buyer after closing, and it also gives sellers a strong incentive to offer upfront. In fact, Fidelity offers a plan for sellers, too. It covers their systems and appliances for up to six months while the home is on the market. That way, if anything breaks before the sale, they are not paying out of pocket to fix something for the next owner.
This coverage also helps listings stand out. In a competitive market with thousands of homes for sale, having a warranty already in place can give buyers peace of mind. It shows that everything is in good working order, and if anything does go wrong after move-in, they know who to call.
