Many homeowners don’t think about home maintenance until something stops working. The trouble is that in Arizona, small problems can turn into big ones once the summer heat arrives.
When temperatures push past 100 degrees, your air conditioner works overtime, pool equipment runs constantly, and systems that were already struggling can finally give out. That’s why spring is the best time to take a close look at your home and handle a few key maintenance tasks before the heat shows up.
Taking care of these things early doesn’t take much time, but it can prevent uncomfortable situations, expensive repairs, and the frustration of trying to schedule service when everyone else is doing the same thing.
Here’s a quick summer home maintenance checklist for Arizona homeowners:
1. Service your AC early. Scheduling a tune-up in the spring gives technicians time to inspect your system and catch small issues before they turn into larger repairs. Something that seems minor today can become a serious problem once the system starts running nonstop in extreme heat.
This approach has worked well in my own home. I have two older AC units, one from 2001 and another from 2006. Both are older than what most people would expect for an air conditioning system, but they continue to run well because I make sure they’re serviced every spring. Staying on top of maintenance helps the system perform better and reduces the chance of dealing with a breakdown during the hottest days of the year.
2. Get your pool ready before swim season. Spring is also the right time to prepare your pool before the busy swimming season begins. When temperatures rise, most people want their pool ready to go, not dealing with equipment problems or water issues. A good place to start is checking the chemical balance of the water and making sure everything is properly treated. After that, take a look at the pool equipment, including the pumps and filters, to confirm everything is running the way it should.
Handling these checks early can help prevent algae growth and reduce the risk of equipment trouble later in the season. When maintenance is handled ahead of time, it’s much easier to enjoy the pool when the heat arrives instead of dealing with unexpected repairs.
3. Flush your water heater. Hard water leaves behind mineral sediment that slowly builds up inside the water heater tank. Over time, that buildup can make the system work harder to heat water, which reduces efficiency and puts extra strain on the unit.
Flushing the tank helps remove that sediment and allows the water heater to run more efficiently. It can also help extend the life of the system and may lower energy costs by allowing the heater to work the way it was designed to.
This step becomes even more important in older homes, where mineral buildup tends to accumulate over many years.
4. Take care of simple spring cleaning. Spring is also a great time to handle a few basic household tasks that are easy to forget about during the rest of the year. These jobs may seem small, but they can help your home stay more comfortable as the weather warms up.
One helpful step is flipping your ceiling fans so they push cooler air down into the room. Cleaning air vents and window screens can also improve airflow throughout the house, which makes it easier for your cooling system to do its job. Many homeowners also use this time to organize the garage. Once the summer heat settles in, garages can become extremely hot and uncomfortable to work in, so taking care of that project earlier in the year makes a lot more sense.
5. Check the outside of your home. Before summer storms and intense heat arrive, it’s a good idea to take a quick walk around the outside of your home and check for anything that may need attention. Look over the roof for visible damage or worn areas. Check the stucco exterior for cracks or spots that might need repair. It’s also smart to inspect your irrigation system to make sure everything is watering correctly and that there are no leaks or broken lines.
Catching these problems early can help prevent them from turning into larger repair issues later in the season. Heat and storms tend to make small problems worse, so taking a few minutes to inspect your home now can save you from dealing with bigger repairs later.
