Not long ago, we made the case for why fall can be a great time to sell a home in Arizona. But every transaction has two sides, so it’s worth turning the question around.

If you’re the one buying, is fall actually a better time than spring? For a lot of Phoenix-area buyers, the answer is more encouraging than they expect.

Fall brings more homes and more motivated sellers. As the weather finally cools, the market wakes back up. More homes start coming on, including plenty that were listed in the spring, pulled off during the brutal summer stretch, and put back on once conditions improve. Buyers get more active too, because touring homes in autumn simply isn’t the ordeal it is in the triple-digit months. Naturally, more people start coming out of the woodwork to look.

At the same time, many sellers are motivated in ways they weren’t earlier in the year. The ones who didn’t sell over the slow summer are eager to move before the holidays, and others are pushing to close before year-end for tax reasons. That combination, a seller with a deadline and a buyer with options, is exactly where real negotiating room opens up on price, on timing, on repairs, and on the other terms that shape a deal.
