Should you get a home inspection on a property you want to buy? Any real estate expert would say that, to a degree, you should get your home inspected. In fact, we highly encourage you to get one. That’s why, when you work with us, you’ll get a ten-day inspection period to conduct due diligence and inspect the house.

We work with excellent licensed inspectors who will thoroughly examine your house, from outlets and ceiling fans to the attic and pool equipment. After the inspection, you’ll receive a comprehensive 35- to 45-page report highlighting all the minor and major problems that could be deal-breakers. If they find a significant issue during these ten days, you can cancel the contract and get your earnest money back in full.

It’d also be helpful to know that the market has cooled down a bit compared to the intense seller’s market a couple of years ago. Right now, sellers are more accommodating, within reason. They’re usually willing to fix these issues themselves or provide credit to address non-functioning items or safety concerns before closing to allow you to hire licensed professionals for the repairs.

“Pre-inspected homes are marketed as “certified,” giving buyers peace of mind.”

We also recommend that sellers get a pre-listing inspection, especially if you have lived in your home for years. Some sellers might not be aware of hidden issues that could surface during a buyer’s inspection. Even new homes can have a surprisingly long list of problems.

A pre-inspection is an effective way of addressing significant repairs to avoid buyer concerns. It is also less stressful for you when buyers request an inspection, knowing that you did your part as a responsible home seller. A pre-inspected house also usually results in a higher sale price compared to negotiating repairs after going under contract.

Pre-inspected homes are marketed as “certified.” This gives buyers peace of mind and shows that you’ve taken good care of your home, which can be a major selling point. If you have any questions about home inspections or anything related to real estate, don’t hesitate to call (602) 571-3730 or send us an email. We are more than happy to talk to you.
