Should you invest in staging your home, or is it a waste of time and money? When we talk with home sellers, we remind them that we live in our homes one way but sell them another. It’s like selling your car: you want it to shine and look its best for potential buyers. The same goes for your home.

To prepare your house for sale, start with a deep clean, wash the windows, and consider removing or rearranging some furniture. Most importantly, depersonalize your space so it feels fresh and allows buyers to imagine themselves living there.

Staging can be simple. You can either keep your own furniture or set up a vacant house. Sometimes, just removing a few pieces of furniture or rearranging things can help. Adding a bit of color is also easy and cheap, but it can make a big difference in how your home looks.

How much should I invest in home staging? Staging can lead to a faster and more profitable sale. If your home is vacant, there are different staging packages available:

• Light staging. This includes accessories and decor and usually costs between $1,000 and $3,000 for a two-month period, depending on the size of your home.

• Full furniture staging. The cost for the main areas, including the primary suite, usually ranges from $3,000 to $6,000.

• Luxury market staging. In this market, staging can cost about 1% of the home’s list price.

“Staged homes sell 73% faster than unstaged homes.”

While these costs may seem high, staged homes often sell for 1% to 10% more than unstaged ones. In the luxury market, they can even increase the sales price by over 20%. Staged homes also sell 73% faster, giving you a significant advantage.

Why does staging work? It makes homes more appealing and helps buyers see their full potential, especially if the house is vacant. Well-staged homes look better in photos and stand out online. When buyers see a house that looks move-in ready, they are often willing to pay more.

Staging also creates an emotional connection between the buyer and the house. Attractive homes draw more traffic, and when you look at the cost versus the return, it is about $2 to $3 back for every dollar spent on staging. This makes staging a smart investment.
