Plenty of buyers wonder whether the first home they buy should be the one they stay in forever, and for most people, the answer is no. Your first home is really about getting into the game, building equity, and hopefully using that equity to buy something bigger, nicer, or in a better location down the road.

Rent builds someone else’s equity. This matters most if you’re renting right now. You might be asking why you’d buy something when you already know you’ll move again someday. If you’re financially ready to buy, your monthly payment can stop covering somebody else’s mortgage and start building equity in a home of your own.

Buying still has to make sense. Owning isn’t automatically right for everybody. Closing costs, maintenance, taxes, and other expenses come with a home. If you’re financially ready and plan to stay for a reasonable amount of time, though, it’s definitely worth a look.

Your first home can be imperfect. No home is perfect, and your first one doesn’t have to check every box. It could be a condo or a townhome, or a smaller single-family home that needs some updating. You might also look a little farther out from the area you’d ideally want to be in, where homes are more affordable. As they say, sometimes you have to drive to buy.

Each home sets up the next. Life changes along the way. Your family grows, your career shifts, or maybe you want a different neighborhood, and that first home becomes the stepping stone to the next one. With each move, we took the equity we’d built and rolled it into something a little bigger and a little nicer.

Equity can grow from both directions. Don’t feel like you have to wait until you can afford the perfect home. Every mortgage payment you make can reduce your principal, and if your home appreciates over time, you’re potentially building equity from both directions. Your first home really doesn’t have to be everything you think you want. It just needs to make sense for your budget, your lifestyle, and where you are in life today.
